Hotel Architect London Guide: Stop Bankruptcy and Rebuild the Hotel

Compact room plan in Hotel Architect ready for financial triage

London is a balance-sheet rescue before it is a renovation project. Pause as soon as the scenario hands you control. Your first job is to identify which stored value can become cash, which debt is draining that cash fastest, and which nearly finished bedrooms can start earning before the next major bill.

This guide is written for Hotel Architect 1.0 and uses the developer’s post-launch London advice plus two readable community routes on Normal and Challenging difficulty. Those routes disagree on whether the starting builders should leave immediately. The useful rule is more precise: keep a crew only while it is converting expensive clutter into cash or activating near-finished rooms, then dismiss it before idle labor becomes another leak.

Freeze the clock and take a three-screen snapshot

Do not start deleting while time runs. Pause and record three states:

  1. Assets and debt: list every loan, its current balance, its daily interest or cost, and the objective’s debt-ratio or solvency readback.
  2. Staff overview: sort by salary, then inspect role coverage, personality, skills, and current expectation.
  3. Room and construction state: mark finished bedrooms, nearly valid bedrooms, incomplete zones, expensive staff-only objects, and active builder tasks.

That snapshot protects you from a common London failure: selling items because they look extravagant, then discovering that the cash did not cover the damaging loan and the reduced asset value made the balance sheet no safer. Every sale should have a destination before it is queued.

The developer’s official London tips recommend this exact kind of pause: inspect expensive items, rundown bedrooms, salaries, attributes, and unnecessary staff before letting time advance. You are not trying to make the hotel pretty during the pause. You are designing the shortest route from inherited assets to lower daily burn.

Give the builders a liquidation queue, not a renovation queue

Community strategies take different approaches to the starting crew. One sends the builders away immediately; another uses all six to strip high-value staff areas, then dismisses them when the profitable work is done. Both can work because the real variable is productive builder time.

While paused, queue tasks in this order:

  1. remove high-value art, statues, fountains, and luxury decoration that guests cannot see;
  2. move useful seating, water, coffee, or other guest amenities out of oversized staff areas;
  3. place the few missing items that turn an existing bedroom into an earning room;
  4. rearrange service furniture only when shorter travel will immediately improve output;
  5. postpone wall, floor, and vanity renovation.

Use Priority Area on the highest-value removals or the room that can open fastest. That control exists in v1.0.1 and later, so older advice saying the crew cannot be directed is stale. Watch the workers after the queue shrinks. If they wait outside or carry nothing useful, dismiss them. If they are still hauling a major sale or finishing revenue rooms, let the task close first.

Sell dead luxury but preserve earning capacity

London contains an intentional contrast: guest areas are run down while staff-only areas hold valuable decoration. Convert dead luxury first. Preserve anything that completes a service chain or can be moved into a guest route cheaply.

Inherited item Default action Reason
Expensive art or statues in staff-only rooms Sell first Large cash release with little direct guest loss.
Cheap seating, water, or coffee Move to guest space Low resale value can be worth more as a review fix.
Redundant kitchen equipment Sell only after choosing the opening menu Keep the exact appliances and storage the active dishes need.
Laundry and maintenance equipment Keep and compress These protect room turnover and prevent a second crisis.
Damaged but usable bedroom items Keep until replacement pays back A low-value earning room is better than an empty renovated shell.
Training furniture Optional sale Training is a later investment unless a saved skill is essential to survival.

Do not use a fixed list of sale prices from somebody else’s save as a budget. The strong Challenging route reports very valuable paintings and identifies specific waste, but balance changes or difficulty can alter the numbers that matter. Read the value shown in your client, prioritize the largest dead asset, and verify the loan screen after the sale completes.

Repay the loan that causes the worst daily damage

The biggest balance is not automatically the first target. Compare daily interest or daily cost. A smaller predatory loan can destroy the hotel faster than a larger low-rate balance. Concentrate repayments on the worst drain instead of spreading money across every lender.

Use this loop:

  1. identify the highest daily debt cost;
  2. set a cash floor for wages, supplies, and the bedroom activation queue;
  3. sell enough dead value to cross a meaningful repayment step;
  4. make the repayment;
  5. read the new daily cost and solvency state before spending again.

A repayment that empties the bank can still fail if staff wages arrive before new rooms pay. Leave an operating buffer. Community runs report different exact interest rates and repayment sequences, so this article does not turn those save-specific numbers into permanent rules. The current finance panel is the source of truth.

London’s debt-ratio objective is improved by lower debt and supported by useful hotel value. This is why selling everything is not a strategy. Sell assets that do not earn or serve guests, then turn the proceeds into reduced debt. Keep the rooms, service equipment, and reachable amenities that help the remaining asset base produce income.

Cut payroll without breaking the room loop

Open the roster while still paused. The official advice is to inspect salaries, attributes, and whether every inherited worker is needed. Community routes go further and identify overpaid duplicates and harmful personalities. Use role coverage first, names second.

Protect one working chain:

  • reception must clear arrivals;
  • cleaners must remake the bedrooms you plan to open;
  • maintenance must restock and repair the active service rooms;
  • restaurant staff are needed only if the opening menu remains active;
  • specialist and luxury roles wait until the hotel can pay them.

Cut an expensive duplicate or a harmful guest-facing personality before cutting the last employee in a critical role. A Thief or Stinky personality is especially dangerous during recovery because it can create losses or bad experiences near rooms. A strong employee may still be unaffordable on day one; a cheap worker may still be useless if the role has no active task.

If your build allows salaries to be adjusted, do not drive everybody into an immediate resignation. Meet the staffing need at the lowest stable cost the current difficulty permits. The 1.0 management system ties salary expectations to level and trained skills, so an impressive resume has a continuing price.

Turn incomplete bedrooms into the first revenue wave

Do not build a new wing while inherited rooms are one item away from validity. Inspect every bedroom. Move a bed, wardrobe, or case stand between incomplete rooms if that produces one complete room immediately; then copy the missing core item into the other room when cash permits. Leave cosmetic walls and floors alone during survival.

Before enabling a room, confirm:

  • the zone is enclosed and recognized;
  • the door and any guest-access controls allow a route;
  • the required bed, wardrobe or dresser, and luggage storage are present;
  • cleaners can supply it with the available linen and towel capacity;
  • the guest type it attracts can use the current hotel.

The first patch after 1.0 added reachability checks before booking and a Guests Allowed Access requirement tooltip. If a repaired London room stays empty, test access before decorating. A locked section or broken route can make a finished room economically invisible.

Prioritize larger or nearly finished rooms when they can earn more without a large refit. Then add cheap compact rooms only to the volume the cleaners can reset. The goal is not maximum room count on day one. It is enough checkout income to survive the next wage and interest cycle.

Use the first two midnights as checkpoints

A withdrawn bankruptcy filing is encouraging, but it is not the end of the rescue. The first midnight can apply wages and interest before the new rooms have completed a full turnover. Treat each midnight as a balance-sheet test.

Before the first midnight, verify:

  • the highest-cost debt has been repaid or materially reduced;
  • the builder queue is nearly finished and the crew will not idle overnight;
  • the activated bedrooms are reachable and occupied or ready to book;
  • laundry and cleaning can support those rooms;
  • a cash buffer remains for wages and supplies.

After midnight, do not panic if the warning returns briefly. Compare debts with assets, watch the next checkout wave, and identify whether income is actually closing the gap. A hotel moving toward solvency with working rooms needs time; a hotel with no bookings, dirty beds, and the same interest drain needs another intervention.

Before the second midnight, the recovery should look less fragile: fewer emergency sales, more occupied rooms, the worst loan gone, and service warnings under control. If it still depends on selling decoration every day, the operating hotel has not replaced liquidation as the source of cash.

Take opportunities only when you can isolate the cost

The 1.0 launch changed Opportunities so they appear when the hotel needs them. London debt can therefore expose land-leasing offers early. They exchange an unwanted object or side effect for recurring income. Treat the object as a liability with rent, not as free money.

Before accepting, answer three questions:

  1. Can the object be isolated from guest and staff traffic?
  2. Can its heat, contamination, attractiveness, or pathing effect cross walls or floors?
  3. Will the hourly income shorten the debt crisis more than the side effect damages reviews and work?

Shipping containers, turbines, abandoned cars, and radioactive waste appear in community London routes, but availability depends on the current opportunity system and credit state. Do not promise a particular offer on a particular hour. If dangerous waste appears, keep it far from occupied rooms and preserve a save before testing placement.

Move from survival to ratings in a controlled order

Once multiple recovery signals are positive, stop selling the hotel and start improving it. The useful signals are:

  • the bankruptcy filing stays withdrawn after a midnight;
  • the highest-interest loan is gone;
  • daily operating income covers wages, supplies, and remaining interest;
  • the active room block turns over without a linen or cleaning collapse;
  • you can keep cash overnight without an emergency sale.

Then build the smallest improvement that answers the next objective or critic. Reuse oversized staff space for a compact gym. Move saved amenities into guest corridors. Upgrade the worst bedroom and bathroom items. Add laundry capacity before adding another floor. A visible bottleneck should justify every new payroll role.

London also includes indoor-attractiveness and stock-market work later in the scenario. Do not buy portfolio progress with survival cash. Reach stable operations, improve guest-facing tiles while watching the attractiveness overlay, and invest only money that is not needed for debt, wages, or room recovery. The stock market is an objective after solvency, not a substitute for it.

Diagnose a failed London run before restarting

Record the first state that stopped improving. “Bankrupt on day two” is not enough. A useful diagnosis is “high-cost loan remained after art sales,” “builders idled through midnight,” “eleven rooms opened but one cleaner could not remake them,” or “sale proceeds were spent on decoration before repayment.”

Failure signal Likely cause Next attempt
Cash rises, debt danger does not Sales were not converted into the right repayment. Preselect the worst daily loan and pay it first.
Rooms exist but do not book Validity, access, or guest eligibility is broken. Inspect the room tooltip and route before adding value.
First checkout is good, second is terrible Laundry or cleaning cannot handle turnover. Reduce open rooms or increase the exact service capacity.
Payroll still dominates after firing staff The remaining hotel is too spread out or retains luxury roles. Compress the active footprint and rebuild role coverage.
Debt ratio worsens after mass selling Useful asset value was destroyed without enough debt reduction. Sell high-value dead assets only against a repayment target.

Know which London numbers can move

The official London map size is 24 by 24 with five floors, confirmed in the 1.0 launch FAQ. The developer’s May 29 London post supports pausing, checking staff, selling expensive decoration, paying high-interest debt, optimizing oversized zones, and completing inherited bedrooms. Community Normal and Challenging routes provide more detailed examples, but their employee names, loan rates, prices, and exact day results belong to those saves.

Hotel Architect continues to receive updates. Follow the current objective text, finance screen, salary controls, and item values whenever they differ from a captured route. This article narrows the dependable answer to a triage order and observable recovery checks rather than promising one fixed cash total.

Check the current build on Hotel Architect’s Steam page, but keep the recovery order even when a later balance patch changes the numbers: pause, convert dead value, cut burn, activate rooms, and prove the result at midnight.
